Flexible advice when you need it. This focused consultation will help us clarify your goals, map out next steps, and identify any additional needs for your sale to be successful. We address your questions and concerns. Review the contract and discuss the time needed to organize the sale and if possible set the sale dates.

The crew and I begin selecting the items that will help bring the best result to your sale. We separate and group your items based on sell ability, donation or needing to be disposed of. Its very important you allow us to determine what stays and what goes. Avoid throwing things away prematurely. This is the most detailed orientated part of our process. This is where the crew shines. We go through every drawer, cabinet and additional living spaces in the home. Sometimes it means even searching uncharted territory under floor boards, attics and garages. We ensure the home is clear of debris prior to the sale by performing a light general cleaning of floors, counter tops and rooms being used. We work hard to ensure a smooth and easy shopping experience for customers by arranging items in a way that encourages a purchase. Display tables I provide are utilized in each room, specific signage is created , based on bundling, and a check out station is set up with necessary equipment like card reader and bagging station.

This is the most important part of the process. Time is spent researching rarer items and the current selling market for specific items to ensure maximum result. Items are appraised if necessary. I utilize various tags, markers, pens, stickers and price lists for grouped items. To ensure maximum results we may also utilize discount options during the last day of the sale. Not to worry all sales are final.

Once the sale days are complete, my team and I clear your home of all my personal equipment and tools used. I will contact donation centers to set up pick up times for your donatable items. I will haul items for clear out. We believe any proceeds made should remain with the family, before, during and after the sale. All items remaining are packed for donation pickups or drop off to non-profit organizations in the area. We do not practice storing unsold items for future sales. Your funds will be calculated, and I will contact you to confirm your final form of payment.

Before organizing an estate sale, it’s important to understand the process and make informed decisions. Taking time to consider a few key factors can help reduce stress, protect the value of your belongings, and create a smoother experience for everyone involved. These 9 points are designed to help you evaluate your options, prepare for the sale and choose the approach that best meets your family’s needs during what is often a big transition.
Choosing one person to represent the family.
This can be a family appointed person, or a documented Power of Attorney This helps keep an organized line of communication between both parties.
2. Selecting and interviewing several estate sale companies to better understand which company will align with your needs. Not all companies are alike!
3. If possible, visit the company you're considering and observe the set-up, staging, pricing and the crew.
4. Before showing the home, remove or set aside any items you or the family will keep. Its best if the items are removed prior to the sale.
5. It’s important not to dispose or donate items from the home before the company starts its process. Allow us to determine which items have the highest value for the sale and which can be donated.
6. Review any HOA guidelines, deed restrictions, liens or possible pending legal concerns prior to signing the contract.
7. Providing any user manuals or receipts for higher valued items. We will refer to them when pricing. Maintain your homeowner’s insurance, utilities and services required to sell the home.
8. Review the contract and mention any items not for sale and any items that you want to stay with the home. (i.e washer, dryer, refrigerator, landscaping decor)
9. Call and confirm that we are available for your desired sale dates. Returning a signed contract will lock in those dates!

Please bring assistance for lifting and loading items. We are not professional movers, and we do not provide delivery. Items can be held for an agreed period time after purchase
All items first come first serve.
All sales are FINAL. No refunds and No exchanges. Please take a close look at your finds! We do our best to test and examine all sale items prior to staging and pricing.
Once a dollar, always a dollar. Dollar items are not part of the discount days.
HOLD TABLES are provided and encouraged to be used while shopping. We assist by itemizing your finds and placing your name on your bundle. Y.E.S appreciates your help in preventing property loss during the sale.
Please have pets leashed at all times in the home.
Please remember to be courteous of the neighborhood and avoid blocking or parking in driveways.
50% discount is always the last day of any sale. Select items may not be part of the discount special. Y.E.S. and homeowner reserve the right to remove items from the sale.
Let’s Work Together
One of the most common questions we’re asked is “What do you do with everything that doesn’t sell?” That’s a perfect question. Yolis Estate Sale, LLC often selects nonprofits organizations in the area and schedules’ a donation pickup. Larger items like furniture or home decor are placed on marketplace platforms for quick sale until the donation pick up day. Proceeds made post sale are documented and included in the gross sale total. All donation slips are forwarded to you for tax purposes.
We do not participate in the practice of storing any items from your sale for future sales unrelated to you.
